Old lots crack, heave, hold water and drain the wrong way. We take them out, asphalt or concrete, and put a new one back: base, grade, drainage, surface, curbs and striping. The removal is our excavator and our trucks. The new surface is our concrete or asphalt crew under our contract and warranty. We phase the work so tenants and customers keep a place to park, and you deal with one company from the first saw cut to the last stripe.
Property owners and managers of retail strips, offices, churches, apartment complexes, schools, shops and light-industrial buildings, with lots from about 5,000 to 60,000 square feet. We sell owner-direct. If you're a general contractor with a lot in a larger scope, we'll bid that too. This is not a patch-and-seal service. If your lot needs crack fill and a sealcoat, a paving maintenance company will do that cheaper than we will.

A worked example: a 15,000 square foot asphalt lot, roughly 40 spaces, removed and repaved runs $60,000 to $150,000 all in, with the tear-out at $22,000 to $52,000 of that. The swing is almost entirely the base. A lot with a sound base that just needs the surface replaced costs about half of one whose base has turned to mud and has to be dug out and rebuilt. We core or dig a test hole on the site visit so the proposal is built on what's actually under there.
Asphalt is cheaper up front, faster to open, and easier to patch later. It needs sealcoating every few years and a new surface in 15 to 20. Concrete costs roughly twice as much to install, takes a week to cure before traffic, and then mostly gets left alone for 30 years. Dumpster pads, drive lanes with truck traffic and drainage swales are usually concrete even in an asphalt lot. We'll price it both ways if you want to see the difference.
Most owners can't close for two weeks. We split the lot into phases, keep the entrance and the front rows open, and put down temporary striping so the open half functions. For a church that means working Monday through Friday and clearing out for Sunday. For a restaurant it can mean removal at night. Removal on a 15,000 square foot lot is three to five working days across the phases. Base work is one to two days per phase. Asphalt is paved in a day per phase and open the next; concrete needs about seven days of cure before cars and longer before trucks. Plan on two to three weeks start to finish for asphalt and three to four for concrete, with part of the lot open the whole time.
Yes. New lots get accessible stalls, access aisles, ramps and signage laid out to the current ADA standard, and we stripe stalls, arrows, fire lanes and no-parking zones. If the old lot was short on accessible spaces, replacing it is when that gets fixed. The count depends on total stalls, and we lay it out on the phasing plan so you can see it before we pour.
Yes. Asphalt comes out as millings or broken slab and goes back to the plant or a recycler, where it becomes new mix or base material. Clean concrete goes to a crusher and comes back as base rock. Both are cheaper per ton than a landfill, and both are billed as pass-through on the invoice with the tickets attached.
Yes. We carry general liability with umbrella coverage and workers' compensation, and every subcontractor on the job has a certificate of insurance on file with us before they start. We'll send certificates naming your property or management company as additional insured before mobilization. Licensed and insured, and the paperwork is ready when you ask.
Yes. Lot work travels well because the job is large enough to cover the mobilization. We regularly work in Jefferson City, Fulton, Moberly, Fayette, Boonville and Ashland, and anywhere else in Mid-Missouri within about 45 minutes of Columbia. Farther out is fine for a lot of this size.
